Rushport was selected to secure a pharmacy tenant on behalf of a LIFT Company for a new medical centre which was to be a key part of the overall regeneration of a deprived, inner city location. Three GP practices that were operating from sub-standard premises were to transfer to the new development, which included social housing, and retail alongside social and NHS services.
The project attracted a large amount of interest from pharmacy operators, with over 30 pharmacies tendering in a specially designed, two stage process. Rushport managed the entire tender process and worked with the successful pharmacy company to support them in the 'lease plus' negotiations and the necessary consents under the Control of Entry Regulations.
The centre was successfully opened in 2013 with the pharmacy operator opening on time in the new development.
John Devlin, Partner, Rushport -
"Large developments can attract a lot of interest from prospective pharmacy tenants. Unless the LIFT Company has the necessary expertise to be able to identify which prospective pharmacy operators have a realistic chance of actually delivering the completed pharmacy, with all the necessary regulatory consents, there is a real risk of ending up with an empty pharmacy unit and a significant financial shortfall."
